First Time Home Buyer: What Really Matters In A Home Inspection?

Way to Go! You've made an offer and are on track to purchase your first home...so what now?


This time can be very stressful and getting a thorough home inspection should provide some peace of mind during this life changing experience. In addition to all the information from your agent and the seller's disclosure items you'll be asked to absorb and process all sorts of information including photos, an inspection report and of course all of the conversations in person during your home inspection.


Take a breath...you got this! Many items in a Home Inspection are maintenance items, routine stuff and/or recommendations to help you better understand your home. There are several categories of issues you want to pay close attention too. Keep in mind when discussing repairing these items they are not all deal killers nor are all defective items so expensive that they aren't affordable to fix.


Safety Items - Major Defects - Things that may lead to Major Defects - Issues that hinder insurance and/or Financing


When reviewing your inspection report, and partnering with your agent, it is recommended that items that fall into these categories be addressed. Don't overreact and "kill" your deal due to unrealistic expectations. Many items can be remedied within a reasonable budget - that being said a Major Defect like say a structural failure in your foundation could lead to expensive repairs. But relax, review your home inspectors recommendations, consult with your agent and get some perspective. I have yet to find the perfect home and even when inspecting new construction there are common defects with solutions so focus on what really matters.


Being a first time home buyer should be a fun and exciting time for you and your family. Take time to get to know your home and create a maintenance plan by partnering with your home inspector and asking lots of questions. Happy Home Buying!
